Under TM44 regulations, air conditioning inspections are mandatory for buildings where the total combined cooling capacity exceeds 12kW. These inspections must be carried out every five years by an accredited air conditioning energy assessor.

Legal Requirements & Penalties
Failure to hold a valid air conditioning inspection report incurs a fixed penalty of £300 per building, enforceable under The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations. Trading Standards can apply and repeat fines at their discretion until compliance is achieved.
Only reports produced and lodged by an accredited air conditioning assessor are considered valid.
Types of TM44 Inspections
There are two levels of inspections, depending on the type of air conditioning system installed:
Level 3 Inspections – Focused on simpler systems, such as packaged split systems in naturally ventilated buildings.
Level 4 Inspections – Required for mechanically ventilated buildings with more complex air conditioning systems.
All our air conditioning energy assessors are fully accredited, with many qualified to conduct both Level 3 and Level 4 inspections. We provide nationwide coverage as required.
